Before tenants move in, they will have questions about the property, and the answers will help them decide whether the property is suitable or not for them. It is essential that the lease agreement is detailed and thorough, because the more detailed the lease is, the less questions the tenant will ask.

Here are some of the most common tenant questions that a landlord or property manager will encounter:

Rent – How is it paid and are there any conditions? The tenant has to be aware of the rent collection process, the late rent payment policy and available options of how to make a payment. 

Utilities – What is the tenant responsible for? If the heat, cable and utilities are included, they must be made clear on the lease. Some utilities included in a typical lease are heat, water, garbage collection, cable and internet connections.

Security deposit – How much and the associated deductions? The amount of deposit required upon signing the lease is a standard question, as well as the conditions for getting it refunded and if deductions are made for cleaning and damages. Clarification of this procedure will prevent future issues.

Early lease termination – How to break a lease? While this is not something a landlord or property manager would ideally like to happen, it is a possibility.  Therefore, it is important that the tenant is made aware of the early termination clause and procedure and any associated penalties.

Pets – Are pets allowed? If pets are allowed, clarity on what type of pets, the number of pets and if there is a breed distinction, should be made clear. If there is a pet deposit, it should be clearly stated on the paperwork.

Smoking – Is it allowed? With more emphasis nowadays on living in a clean and healthy environment, many properties ban smoking on their premises. The no-smoking policy must be made clear, and if there are any designated smoking areas, they should be clearly communicated.
