Metro Vancouver’s real estate market is in full bloom this month. Stunning Japanese cherry blossoms grace our city, making April an extraordinary time of year. While we enjoy all the beauty of spring, our market is balanced with a lot of excellent inventory to choose from.
Last month, there was a 29% increase in newly listed detached, attached and apartment properties for sale on the Multiple Listing Service (MLS) in Metro Vancouver compared to March 2024. This was 15.8% above the 10-year seasonal average.
The total number of properties currently listed for sale on the MLS in Metro Vancouver is up 37.9% compared to the same time last year. This is 44.9% above the 10-year seasonal average.
The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,190,900. The benchmark price for a detached home is $2,034,400. This is a 0.8% increase from March 2024 and a 0.4% increase compared to February 2025.
Metro Vancouver hasn’t seen market conditions this favorable in years, said Andrew Lis in the Greater Vancouver Realtors’ recently published Monthly MLS Housing Market Report. Prices have eased from recent highs, mortgage rates are among the lowest we’ve seen in years and there are more active listings on the MLS than we’ve seen in almost a decade, said Lis, director of economics and data analytics.
On March 12, the Bank of Canada cut its interest rate by a quarter-point, bringing it down to 2.75%. This is the central bank’s second rate cut for 2025, and it’s seventh since June 2024. This is welcome news once again for those renewing their mortgages, variable rate mortgage holders and prospective home buyers.
