July Founder’s Message – Home Sales Heat Up During the Summer Months
The sunny days of summer are upon us once again on the West coast. The longer daylight hours and warmer weather make the summer months one of the best times of the year to buy or sell your home.
As interest rates rise and Metro Vancouver moves towards a more balanced market, this summer is a great time to consider your real estate options. Although Metro Vancouver has shattered records month after month for the past two years, spring through summer is traditionally the hottest home selling season. According to data from the National Association of Realtors, June through to September makes up 40 percent of annual home sales.
There are many reasons why people prefer the warmer months to buy or sell. Curb appeal is at its peak from April through September. Trees are green, lawns are lush and flowers are in full bloom. Buyers are able to see what a property looks like at its full potential. One of the quickest ways to boost a home’s value is to increase its curb appeal. A few well-placed flower pots, manicured lawns, trimmed shrubs and colourful garden flowers add significant curb appeal and value to a property.
People are out and about more during the warmer summer months, exploring new neighbourhoods. Longer daylight hours mean more time for real estate showings and the opportunity to explore the unique amenities available in individual areas.
Most people prefer to move in the summer. It is much more preferable to move boxes and belongings in warm weather rather than during our rainy winter months. Families like to move during the summer months as they prefer to get their children settled before the school year starts. Many buyers also want to secure something before the upcoming winter holiday season.
Summer is also an ideal time to do renovations and repairs on your home in preparation for selling. Larger projects such as exterior painting, roofing and landscaping all require sunnier weather. Similarly, smaller warm weather touch-ups such as caulking and replacing trim go a long way to enhance the appearance of your home and boost its value.
While you are out exploring our beautiful West coast, we invite you to drop by our display at Horseshoe Bay by Westbank. We have less than 20 homes remaining in this luxury resort-style village that is Metro Vancouver’s last true waterfront development. Spectacular views of Howe Sound, leading-edge design, all-concrete construction and first-class amenities highlight this extraordinary project by Westbank, one of North America’s leading residential developers.
