According to the Greater Vancouver Realtors’ recently published market report, the total number of properties currently listed for sale on the Multiple Listing Service (MLS) in Metro Vancouver is 15,798. This is 26.2% above the 10-year seasonal average. The composite benchmark price for all types of residential properties in Vancouver is $1,081,900.
Inventory has gradually declined from the higher levels seen last year. New listings were 3% lower last month than August 2025, potentially reducing competition for sellers heading into the fall market.
There was a 9.6% increase in home sales in Metro Vancouver earlier this summer compared to the same time last year. This broad increase in demand indicates there are more buyers in the marketplace. Now is an excellent time to assess your real estate options.
Earlier this month, the Bank of Canada announced their benchmark interest rate will remain unchanged at 2.25% for the seventh consecutive time. This is welcome news once again for both buyers and sellers.
The lower rate environment has improved borrowing costs and purchasing power, allowing buyers to potentially qualify for larger mortgages. The Bank of Canada’s overnight policy rate reached 5% in July 2023 and remained there until the first rate cut in June 2024. With the current favorable conditions, buyers and sellers can feel confident when making their next move.

In August, the British Columbia government set the maximum allowable annual rent increase for 2027 at 2.2%. The increase applies to eligible residential tenancies with an effective date on or after January 1, 2027. The landlord must give the tenant at least three full months’ notice of the rent increase.
